Body Oils and Dirt Build Up Where You Sit
Upholstery collects skin oils, dust, pet dander and food spills in the places you touch most: armrests, headrests and seat cushions. Vacuuming removes loose debris, but oils and embedded soil stay in the weave. Cleaning with the wrong method can also leave water rings, shrinkage or dye bleed.
- • Every fabric has a cleaning code (W, S, WS or X) that tells us what is safe.
- • Over-wetting can soak the foam underneath and cause rings or odor.
- • Leather needs a leather-specific cleaner and conditioner, not household products.

Our 8-Step Upholstery Cleaning Process
We match the method to the fabric, keep moisture low, and groom and dry the piece before we leave.
Tag & Fabric Check
We read the cleaning code (W, S, WS or X) and identify the fiber before choosing a method.
Dry Vacuum & Crevice Detail
Loose hair, crumbs and dust are removed from seams and under cushions first.
Dye Test
We test a hidden spot for color-fastness so dyes do not bleed.
Gentle Pre-Treatment
A low-moisture solution is applied to arms, headrests and seat areas.
Soft-Brush Agitation
A soft brush loosens body oils and embedded soil without roughing the weave.
Low-Moisture Extraction
Specialized hand tools lift soil and residue without soaking the foam underneath.
Spot Treatment
Grease, drink and ink marks get fabric-safe spotting.
Groom & Dry
We groom the pile and set up air movers for quick drying.
Leather furniture
Leather is hand-cleaned with a pH-balanced leather cleaner, then conditioned to help keep it supple. We test a hidden area first and never soak the leather.

Frequently Asked Questions
Can you clean my sofa or sectional, and what fabrics can you handle?
We clean sofas, sectionals, recliners, dining chairs and ottomans in most fabrics, including microfiber, cotton, linen, velvet, chenille and polyester, and leather furniture after an inspection.
How much does upholstery cleaning cost?
Pricing is per piece: armchairs and recliners $75 to $110, a standard 3-seat sofa $145 to $185, and sectionals $220 to $380 depending on size and sections. Leather is quoted by piece after inspection. We confirm your exact price before starting work.
What do the cleaning codes (W, S, WS, X) on my furniture tag mean?
W means water-based cleaners are safe. S means solvent-based cleaners only. WS means either can be used. X means vacuuming or light brushing only, with no liquids. We check the tag before we choose a method.
Do you clean in my home or at your plant?
Upholstery cleaning is done in your home with low-moisture hand tools, soft brushes and floor protection. We only take area rugs to our plant.
How long until the furniture is dry?
Drying typically takes 2 to 6 hours depending on the fabric, the weave and the humidity in your home. We use low-moisture methods and air movers to speed it up.
Can you remove stains, pet odor or body oils?
We can often lift body oils, armrest grime, food and drink spills, and many pet odors. Permanent damage, such as sun fading or bleach spots, cannot be reversed. We will tell you what to expect before we start.
Can you clean leather furniture?
Yes. Leather is cleaned by hand with a pH-balanced leather cleaner, then conditioned to help keep it supple. We never soak leather, and we test a hidden area first.
How often should upholstery be cleaned?
We recommend professional cleaning about every 12 to 24 months, or sooner for homes with pets, children or heavy daily use.
